Here at Blank & Baker Construction and Real Estate, we like to make the home building and remodeling process as simple as feasible. With decades of experience, we have developed a unique process that allows you to confidently and comfortably experience building or remodeling your dream home. From preliminary design all the way to move in day and through your warranty, we offer on-line communication tools as well as continuous personal interaction to keep you updated and prepare you for the “next steps” of the process. New Home Constuction

The first step of any project is to schedule a meeting with Chad Blankenbaker, Owner and President of Blank & Baker Construction and Real Estate. During this initial consulatation, it is our goal to understand your vision of your project and to provide you with answers to any questions you may have about the process or our services. This is our first opportunity to get to know you and your family’s needs. Understanding goals and priorities are always the first step in delivering the perfect project. Whether it’s land hunting or building on your lot, remodeling within your existing home or creating an addition, it all starts with understanding you.

Design Process

Design Agreement – if you decide to proceed with us for the design portion of the work, the first step of the design process is to sign the design agreement. This is a simple agreement that outlines the cost to design your custom home or remodeling project.

New Home Design Development – Blank & Baker will develop a conceptual design for your new home or renovation, and review that design with you. Based on your input and the site parameters, that design is then finalized. We invite you to be as involved as you would like in the design of your new custom home.

Final Plans and Construction Documents – once the design is complete, we then prepare construction documents including specifications

Competitive Pricing and Contract

Upon completion of the Plans and Construction Documents, we can prepare material and labor takeoffs and submit plans to our team of experienced and proven vendors and subcontractors for competitive pricing. Preparation of the Construction Contract will be completed and reviewed in person with you. Upon your acceptance of our contract, we will apply to the local municipality for the necessary permits.


After finalizing the architecture and construction documents of your custom home or home remodeling project, it is time to begin the process of making the detailed selections for the interior and exterior of your home. You will be able to select your brick, cabinets, countertops, flooring materials, paint colors, appliances, and plumbing and light fixtures. Don’t be alarmed by the abundance of decisions that need to be made, we will work with you directly to coordinate the many finishes that will personalize your new home. Our team will help you design a home that is worthy of a magazine pictorial.


This is the beginning of your dream home becoming a reality. It is time to sit back and enjoy the show. The day to day construction management is where we really shine. On site project management, managing the deliveries and tradesmen, and regular inspections with local municipality officials are just part of the daily duties in ensure your home is built in accordance to the plans and specifications outlined in your final construction documents and contract. You will have access to and regular contact with Chad Blankenbaker for any questions you and site visits you may have. You've made the tough decisions; now it's time to enjoy watching your home take shape and become a reality.


We are dedicated to completing your home to the very best of our ability. After the final inspections have been completed. You will have a Pre Closing Quality Assurance Walk Through and Warranty Orientation. We will go over with you each room and how your new house works. If there are any items that need to be addressed prior to closing, this is where it would be noted.

We work with you during this final stage to make sure that all aspects of your home function as they should and to see that your expectations are met. Top 5 Fall Maintenance Checklist

#1 Store Away Those Hoses

Leaving garden hoses attached to your outdoor faucets can cause water to back up in the faucets and in the plumbing pipes just inside your exterior walls. When those freezing temps hit, that water could freeze, expand, and crack the faucet or pipes.

#2 Drain Your Sprinkler System

Fall is the time to drain your sprinkler system. Buried irrigation lines can freeze, leading to busted pipes and broken sprinkler heads. Turning off the water system at the main valve and blowing out the lines prevents major problems in the spring. Hiring a pro is well worth it to make sure you won’t have repairs to make in the spring.

#3 Seal Up the Exterior

Sealing up cracks around window and door frames, between trim and siding, and where pipes and wires enter your house is important to your home’s health. Preventing moisture from getting inside your walls is one of the most important fall maintenance jobs. You’ll also seal air leaks that waste energy.

As I got to know chad, I Came to realize that I had met builder who stood above the rest. Chad knows the ropes and kept me from getting into trouble.
